Builder Warranty Inspections
Commonly referred to as a "One-year" Warranty Inspection. Though some builders offer two years overall warranties, with 5 year structural, or various combinations thereof. When the initial warranty period is up, we'll take a look at it.
PLEASE DON'T BE FOOLED INTO THINKING THAT YOUR NEW HOME COULDN'T POSSIBLY HAVE ANY DEFICIENCIES IN IT.
We have found anything from common cracked tiles, and open stucco cracking, to major items such as improper location of gas water heaters on a garage floor, structural cracking of the block and tie-beam walls so large you can see daylight through them, gas appliance leaks, not once but twice, doors and windows that will not open or close, mold in walls, moisture penetration, improper roofing material applications, cracked or broken truss systems, missing anchor bolt nuts and plates, etc., Improperly balanced or missing hardware on garage vehicle doors. Faulty Electrical wiring, light switches that went nowhere, missing safety glass in doors or windows that require it....etc., etc.
YES ALL THIS WAS FOUND ON NEW/ONE YEAR OLD HOMES, DON'T SAY IT COULDN'T HAPPEN TO YOU.
SO WHAT WILL WE LOOK FOR?
When we inspect the home we will look at the systems that make up the building such as:
- Structural elements, foundation, framing etc...
- Plumbing systems
- Roof & Guttering
- Electrical systems
- Attics
- Grading & Drainage
- HVAC System(s)
- Interior Spaces
- Kitchen & Baths
- Garage
- Laundry Area
- Doors and Windows
- Pool if required
- Outbuildings if required
- Property Amenities (Dock,Walls, etc.) if required.
- Safety Items
We will look at overall cosmetic conditions, BUT WE WILL NOT REPORT ON MINOR COSMETIC OR PAINTING, COLOR COORDINATION ISSUES.
If you are buying a home with a septic tank, you should consider having it inspected by a professional septic contractor. Our standard home inspection does not include this type of specialized, intrusive inspection. To properly inspect the system, the contractor will need to dig holes to access the underground parts of the system. This will include inspecting the tank, as well as the leach field.
It makes good sense to have the tank pumped at the time of this inspection. A professional septic contractor can perform both the inspection and pump the tank, killing two birds with one stone and assuring that you begin with an empty tank and a system that has been inspected. Often, you can negotiate with the seller to have them pay for the pumping.
These inspections generally will last 2,3 and even 4 hours on a moderately sized home. Our inspections are NOT what our competition does for $100.00, and leaves the home after an hour. We are thorough, know the common building, fire, and safety codes, and general workmanship practice expected from todays builders and subcontractors, and we're going to make sure you'e had it done right, as a minimum.
We know to look for these things in your home, because each year we not only continue our education as required by ASHI and the Florida Association of Building Inspectors, but we also monitor homes for people just like you during all phases of construction. If you try to hire a home inspector for a warranty inspection that does not know local construction practices or perform paid construction phase inspections - DON'T is the only advice I can give you. How will they know what to really look for in your home?
