Sea Wall & Retaining Wall Inspections

SEA, BAY, OR BACKWATER

While there are a great many materials that today's seawalls are made from. Here in our service area, concrete cast in place panels are the predominant type and material. Caps, panels, seams, weepholes, overall construction, age, and condition are what we look for. Deadmen, anchoring lines and associated hardware, cracking, or displacement of panels or caps are also things we look for but hope to not see. If these latter items are noted, then you may be facing some repair or replacement costs of some or all of your seawall. Charge by the linear foot on walls longer than 100 feet. Otherwise anything less is a flat rate of $50 at the time of the home inspection, or we can come out for a wall inspection by itself for a fee of 100.00, please note that none of our inspection is below the waterline, so please schedule us during times of low or better yet low,low tides. Retaining Walls

 

    

 

There is an art to bulding a proper retaining wall, as is the case with the sea wall, and unfortunately for purposes of inspection alot of this is hidden from view, either under ground or under water or both(in the case of the seawall).


Here in our service area of SW Florida there are few true retaining walls and cetainly few in residential lots or acreage due to the extreme flat terain, unless you wander near the coastal areas or have an elevated pad under and around your home for draiange reasons. Nonetheless the ones we have encountered are generally constructed from wooden railroad ties or concrete/masonry units. Eitherway what goes into and behind them are critical in predicting their functional longevity. We know what to look for from our many years of experience in California where we not only have to deal with soils issues, but seismic interaction on the wall as well. If you have one of these in your yard, don't fool around with other home inspectors that may tell you they know what to look for, ask them if they've ever constructed one, or seen one properly constructed, because it can mean the difference between a wall (or planter box) that stands the test of time or fails unexpectedly in a matter of months or years.
