Insurance Inspections (4 Point)
Insurance Inspections are generally performed for the Insurance company as a pre-requisite to them writing a Insurance Policy for your home. The term "4-point" actually stems from the 4 major systems on the home that the Insurance Industry are most interested in prior to issuance of the Home owner policy. Namely the Roof, Electrical, Plumbing (some now want to know about Mold too), and Stucture.
Typically these inspections are Mandatory for homes older than 50 years of age. But an Insurer or agent may ask for them to be done on any age home.
At Diligent Property Inspections LLC, we have always found the term 4-point, misleading and puzzling, because the way we see it there are 6 Major areas we report on for the Insurance company or agent.
These are the 4 noted above (Structure, Roof, Electric, and Plumbing) but WE also report on items of concern to the Insurer and these are the A/C system, and Pool or other potential safety items such as a Fireplace.
So in our minds, we really feel the nomenclature or name of this type of Inspection should really be a 5 or even 6 point inspection.
Nonetheless, we'll save everyone the confusion and just call them "Insurance Inspections".
On a final note, some of the Insurance companies are now requiring Licensed, Electricians, or Roofers and other licensed tadesmen to perform these inspections in their particular area of expertise. While there is no harm in this, this may often times cost you the Insured additional monies, well beyond the costs for our Inspection. You may wish to consult with your insuring agency about their policies regarding these inspections should one be neccessary.
