Environmental Inspections

It seems that we hear a lot about environmental concerns these days. Much of it is simply the result of a greater awareness than in the past. And even though there isn't anything to be concerned with in most homes, there are still a number of potential home environmental issues that buyers should be aware of.

Water quality is probably the most common concern and the one most often tested for. Typically, a basic water quality test will check pH, water hardness, the presence of fluoride, sodium, iron and manganese, plus bacteria such as E-coli. Additionally, water may be tested for the presence of lead or arsenic. We can take samples of your water and have our laboratory affiliates perform the full spectrum of tests for you. Generally this work can be done for $75.00 and within 7 days time.

In homes built before 1978, Lead based paint may be present. Generally, if the lead based paint is in good condition, not cracking or peeling, it is not a hazard. If the condition is hazardous, the paint will either need to be removed or sealed in such a manner as to eliminate the hazard. We can take bulk samples and test for this material for $150.00 however these samples are preliminary to a full blown inspection per EPA guidelines that may cost you over $1000.00 due to the number of samples required.

Another common environmental concern with the home is radon. Radon is a radioactive gas that comes from the natural decay of uranium in the soil. Pretty much all homes have some radon present, tests can determine if the level present is higher than what is considered safe. If the level is too high, a radon reduction system will need to be installed. While this is not a big problem in this area of Florida we can provide this service for $75.00 per sample medium, we can test for radon in your water supply as well if you'd like.

In older homes built more than 27 years ago, Asbestos was used in many types of insulation and other building materials. If the asbestos is releasing fibers into the air, it needs to be removed or repaired by a professional contractor specializing in asbestos cleanup. But, if the asbestos material is in good repair, and not releasing fibers, it poses no hazard and can be left alone. We can do asbestos sampling for you including laboratory analysis to determine levels of asbestos for $50.00 per sample medium.

And finally a concern near and dear to the hearts of many Floridian's. MOLD

Our Mold Inspections are based on the IESO (Indoor Environmental Standards Organization) protocols. We were trained by EMSL Laboratories in California in 2003 and our certification comes from the AIA (American Inspectors Association). We conduct our Mold Inspections quite differently than most others in town. If you all our competitors, the FIRST thing they want to do is rush out to your home and start collecting Air samples. Typically OUR COMPETITORS charge at the rate of $95.00 to 175.00 per specimen and will take several as required by IESO guidelines.

Diligent Property Inspections does things differently. #1 We are the ONLY mold inspectors in the area that will actually conduct a "mold sweep" of the home's interior spaces. This is a VISUAL Inspection of the accessible locations within the home and includes the Air Handler (A/C unit). THE CHARGE FOR THIS INSPECTION IS A LOW $150.00 and ONLY $100.00 if done at the time of the regular Home Inspection provided by DPI.

Should we discover any signs of mold colonies, either by sight, taste, or smell. WE will alert you and report on it during the inspection (there is also a formal report completed within 48 hours after the inspection) once notified we actually give you a choice based upon our recommendations and the IESO guidelines that sampling (what our competition does first) should be done, the type of sampling we will perform, and the number of samples to be taken. At that time, it is entirely up to you to decide whether you want to go forward with the additional expenses of sampling to #1 ensure what we are seeing or smelling is actually harmfull mold spores, colonies, etc. and #2 to identify the genus and species at the laboratory to ensure elevated conditions do exist within the home and how best to erradicate them.
